    In current volatile market conditions, mortgage rates are changing daily.  On our home page we post average Florida mortgage loan rates.  These mortgage rates come from many Florida lenders and may or may not include discount points, and are to be treated as a general rate indicators only.  But rest assured, we will do all the mortgage and rate shopping for you.  We know our wholesale lenders and our Florida competition well.  You have probably heard the news about banks failing every other week.  You may be unsure if your bank will still be there for you next week, month or year.  This is because many banks over-extended themselves during good years and now everybody is paying the price. 

    Luckily for our clients, Harborline Mortgage does not hold a bag of bad loans.  Therefore, we are free to present real lending alternative to cash-strapped, risk-averse and reluctant to lend banks.  Based on your credit standing and income, Harborline Mortgage will get you best possible loan rate offered through our lending channels that matches your particular situation.  Harborline Mortgage loan officers will disclose all closing fees, clearly itemized before you pay us a single dollar  (no, we do not charge application fees).  So while there is a charge for our services, remember that banks charge you fees and points too.  Read the fine print, and you will see that that great rate they advertise is "subject to terms and conditions as disclosed in your loan package".  Not to mention so-called "no closing costs" programs, so conveniently wrapped into higher loan interest rate.  Such programs usually recoup these costs through higher rate within first two years; after that, you will still keep paying the extra premium.  Our advice to you is to pay these costs upfront instead.  However, these costs can be included in the loan amount.  So when refinancing, you will not incur any out-of-pocket expenses except the cost of the appraisal.

BIWEEKLY MORTGAGE PAYMENT PLAN - SAVES THOUSANDS AND BUILDS EQUITY QUICKER

    If you are homeowner of 62 or older, you can make your house pay you.  Reverse mortgage is a loan against your home that you do not have to pay back for as long as you live there. With a reverse mortgage, you can turn the value of your home into cash without having to move or to repay the loan each month. The cash you get from a reverse mortgage can be paid to you in several ways and you do not have to pay anything back until you die, sell your home, or permanently move out of your home.
